Handling Problem TenantsWe all wish that everyone would behave perfectly all the time. When things begin to go badly with a landlord/tenant relationship it can be awkward and difficult. One very important suggestion to follow is to always keep your actions and speech calm and professional. Hear the tenant out and ask that they do the same for you. If you cannot resolve your difficulties yourselves there are numerous options. Nearly all major-metropolitan areas have mediation and arbitration agencies that can help. Mediation is where you bring in a neutral third party to help you resolve differences. Often this service is free, provided by local private civic or public-government groups. Arbitration is an inexpensive and speedy alternative to litigation. Like mediation a neutral third party is brought in to hear the case. The significant difference is that they will actually make a determination. If the parties have agreed to be bound by the arbitration, this means that what the arbitrator says, goes. Both mediation and arbitration offer excellent and inexpensive alternatives to going to court.
